HOW DO I PAY FOR PROPERTIES?

We recommend that you shop around for different mortgage rates and terms. Once you’ve found one that suites you, get pre-qualified for home loan and then we can help you find properties that suits your needs.

DO I NEED A HOME INSPECTION WHEN BUYING A HOME?

We highly recommend getting a home inspection done before purchasing a home. A professional home inspector can find things that are wrong with the home that are not visible to the untrained eye. In addition, structural issues need to be identified and assessed by a professional structural engineer.

WHAT DOES FSBO MEAN?

“FSBO” means for sale by owner, meaning the individual selling the property does not have representation by a licensed real estate broker or broker associate.

WHAT IS MLS?

“MLS” stands for Multiple Listing Service, which is a computerized database of homes for sale in the area. Real estate broker associates have access to this which is another great reason to employ a licensed broker associate when buying a home.

WHAT IS TITLE INSURANCE?

Title insurance protects the policy holder from loss due to title defects, provided the loss does not result from a defect excluded by the title policy provisions.

WHAT IS EARNEST MONEY?

Earnest money is the money put down by the purchaser of real estate as evidence of good faith. At closing the earnest money is credited to the Buyer.

ARE THERE ANY COSTS INVOLVED WITH BUYING A HOME?

The seller typically pays a commission to the buyer’s agent.  That is not typically a buyer’s expense. Buyer’s will typically have expenses for the inspection, closing fee, costs associated to the buyer’s loan and the upfront earnest money.  Your Ajax Real Estate broker associate can review all costs and help you negotiate these fees as well.

Selling a Home:

HOW SHOULD I PRICE MY HOME WHEN IT COMES TIME TO SELL?

The best way to determine home value is to do a comparable sales analysis. Your Ajax Real Estate broker associate will pull recent sales (comps) to compare your home to homes recently sold in your neighborhood.  By comparing your property to other similar properties sold within a six-month time frame, a fair market value can be determined;  which will help expedite the sale and ensure the home is priced right.

ARE THERE ANY COSTS INVOLVED WITH SELLING MY HOME?

All costs are negotiable between the buyer and seller, the seller commonly does pay for a commission to sell the home, title insurance and possibly items that need repair as a result of the buyer’s inspection. Your Ajax Real Estate broker associate can review all costs with you.

DO I NEED TO DO ANYTHING WITH MY HOME TO SELL IT?

In order to get the highest price for your home it needs to be in the best condition possible. Your Ajax Real Estate broker associate will make recommendations based on the current state of your home.
