Selling Process

Listing appointment with the broker associate of your choice. Determine your time frame, marketing plan and review your listing agreement to get started.

Prepare house for showings.  Your broker associate will make suggestions on any cosmetic changes or staging necessary to sell the house for the best price possible.

Your broker associate with schedule photographs, record virtual tours, and finalize all marketing material for the home sale.

Your broker will add your home into the Multiple Listing Service and all other real estate related websites.

Buyers will begin touring the home.  Your broker associate will follow-up with prospective buyers and you will receive feedback from potential buyers and their broker associates.

Based on feedback from potential buyers, your broker associate will formulate an extensive plan which may include open houses, revising the marketing plan and reviewing marketability of the home.

Once offers are received, your broker associate will guide you through negotiating the best possible purchase contract and price that fits your needs and timing.

Your broker associate will guide you through the contract process including assisting in proper disclosure forms, reviewing title work, meeting all dates and other provisions of the contract.

Your broker associate will help you with a pre-closing checklist, review settlement and lender figures with you.

FAQ about Selling

We are always available to answer any questions you may have while you are considering the sale of a home or during the process. Here are a few common questions that we hear from our clients.

How do you determine my list price? 

We take into account several factors while determining a competitive and fair list price. We will always have your best interest in mind while doing so. We will likely start by observing the state of your home and compare it to other homes in the area that have sold recently.

Should I hire a home inspector? 

Sometimes it is beneficial to get a pre-sale inspection so that you can prepare your home for the sale and be aware of any issues that make sense to take care of before listing.

I have only owned my home for a year. Can I sell? 

You are able to sell your home but it is important to keep in mind that selling before you've lived in a property for two full years will potentially require you to pay capital gains tax. There are certain life events which will excuse you from this tax though so we can work with your specific situation and discuss options.

How will you market my home? 

Our team at AJAX Realty Group has access to the four major MLS groups. We will be marketing your home to all four; ReColorado, IRES, Pikes Peak MLS, and Pueblo MLS. We also utilize consumer platforms like Zillow, Trulia, & Realtor.com. Our marketing does not stop there we also will use reverse prospecting emails to directly email other agents with clients looking for homes like yours.

What do I need to do to get my home ready? 

This will vary for each home but our agents will work with you on everything you need to get ready when the time comes. We may recommend a home inspection, updating or decorating spaces a certain way. We will hire a professional photographer to take pictures of your home and will recommend that you have your home very clean and presentable for those. 

Once the home is listed, it is imperative to keep your spaces clean so that people scheduling to see your home will see it in it's best form.

I want to sell but worried about finding my next place. What options do I have? 

We will do our best to work with your selling and buying schedule so that you have a seamless move. We can also discuss the possibility of setting up a rent-back so you can stay in your home a bit longer while you find a new living situation.
